What do you do when a family-home no longer suits your needs but the market is down and interest rates are up? Therein lies our challenge: buyers are extra careful with their offers and there are even fewer active buyers in the market. Some agents try to hold offers but will it yield the desired result?

With an aging property and a limited budget to bring it to modern standards, substance outweighs glitz and glamour. We had to understand our worth in the market and navigate overzealous shoppers who tested their luck. By being diligent and being mindful of the financial goals that we had to achieve, we managed to reach an acceptable outcome for all parties during this bear market. It's not about putting up the "Sold Over Asking" signs up on the lawn - it's about grinding through the fluff and find a solution.
